Studenski, City Engineer <br />RE: Behm's Century Farms 6th Through 10th Additions <br />A Review of the submitted documents has been performed. The submittal included an <br />18 -page plan set and a Composite Sketch of Preliminary Utility Plan, dated July 15, <br />2002. No grading plans or drainage computations were included in the submittal. The <br />following comments must be addressed prior to any recommendation can be given for <br />the project: <br />• Preliminary Plat: <br />The use of center islands is not recommended by the public works department and <br />could affect the plat layout. <br />Street design doesn't appear to meet 30 -mph design and could affect the plat <br />layout. <br />Right -of -way dimensions were not shown. <br />The design has an alternative single family layout. <br />Watermain: <br />- No profile sheets were submitted. <br />- Watermain lines must be class 52 ductile iron pipe. <br />No gatevalves are shown. <br />- Adequate water system supply must be confirmed. <br />Trunk lines may be required. <br />- Watermain must be able to be flushed at all future stubs. <br />- Watermain stubs at the subdivision boundaries must be extended for future <br />connections. <br />Utility extension to Carl Street will be reviewed. <br />- Termination of the water lines at each phase will require temporary hydrants. <br />Sanitary Sewer: <br />- No profile sheets were submitted. <br />- No manhole information was provided. <br />600 Town Center Parkway, Lino Lakes, Minnesota 55014 -1182 <br />Phone: 651 -982 -2400 0 Fax: 651-982-2499 ® TDD: 651 -982 -2410 <br />
