The acceptability of the sign placement (within the "rainwater garden ") <br />should be subject to comment by the City Engineer. <br />Details regarding site signage have yet to be submitted. As a condition of site and building plan <br />approval, all site signage must comply with the applicable requirement s of the Sign Code. <br />As previously indicated, the applicant is proposing freestanding directional signage to identify <br />desired traffic movements on the site. In addition to such freestanding signage, it is <br />recommended that pavement directional signage also be provided to ensure proper site <br />circulation. <br />Lighting. As required by ordinance, a lighting plan identifying illumination levels on the subject <br />site has been provided. The proposed illumination levels and fixture details have been found to <br />be acceptable. <br />According to the plan, freestanding shoebox style fixtures have been proposed within parking <br />areas while wall mounted fixtures have been proposed on the north, south and east sides of the <br />building. <br />According to the Ordinance, the source of lights should be hooded and controlled so as not to <br />illuminate adjacent properties or public rights -of -way. More specifically, low- impact, <br />downward - focused, low spill, low intensity fixtures should be used. <br />While the shoebox style fixtures meet this requirement, the source of the light from the wall - <br />mounted fixtures will be visible from adjacent properties. As a condition of site and building <br />plan approval, the wall - mounted fixtures should be changed such that the source of the light will <br />not be visible from adjacent properties. <br />Utilities. A utility plan has been submitted for review by the City Engineer. As a condition of <br />site and building plan approval, the utility related modifications and comments as set forth in the <br />City Engineer's memo should to be incorporated into the plans. <br />Grading and Drainage. A grading and drainage plan has been submitted for review by the City <br />Engineer. <br />One noteworthy concern related to drainage involves the handling of wastewater from the self - <br />serve carwash. Of particular concern is the potential "dragging" of water toward the site's egress <br />point (on Lake Drive) in the winter months and the potential for the creation of an ice slick. As a <br />condition of site and building plan approval, the issue should be addressed to the satisfaction of <br />the City Engineer. <br />
