1 <br />Century Farm North <br />Page 4 of 11 <br />• The connection to Carl Street should be made as part of the proposed development. <br />While such connection may not be immediate (constructed as part of the first phase of the <br />development), the physical connection of the two street segments is imperative. <br />• To improve vehicular convenience, provide a more efficient traffic flow and minimize <br />home exposure to oncoming traffic however, it is recommended that the street located <br />approximately 150 feet north of the Carl Street/Century Trail intersection be shifted <br />southward to create a four way intersection. <br />• The "L" shaped cul -de -sac in the southwest corner should be shifted approximately 150 <br />feet to the east to align with the street to the south. <br />• The cul -de -sac south of Carl Street in the southeast corner of the site lies <br />approximately150 feet from what is likely to be a high volume intersection. The spacing <br />of such intersection should be increased to minimize turning maneuver /vehicular stacking <br />conflicts. It is recognized that such easterly shift of the intersection may result in the loss <br />of an airpark lot (Lot 9, Block 5). <br />Lot Size and Setbacks.
