Landscaping <br />Three (3) new maple trees are shown to fulfill boulevard tree standards. No new <br />boulevard tree is required on Lot 4. The Environmental Coordinator shall coordinate with <br />the developer or builder on the planting of the boulevard trees. <br />Trees and shrubs required for Open Space shall be calculated and located on the <br />Landscape Plan as required per ordinance. The Landscape Plan shall be resubmitted in <br />compliance with the ordinance. <br />Tree Preservation and Mitigation Standards <br />The Tree Preservation Plan identifies existing tree locations, species and Basic Use Area; <br />however, trees proposed for removal are not identified and calculations for mitigation <br />standards are not provided. The Tree Preservation Plan shall be resubmitted in <br />compliance with the ordinance. <br />Subdivision Ordinance <br />Conformity with the Comprehensive Plan and Zoning Code <br />The preliminary plat has been reviewed for compliance with the comprehensive plan, <br />zoning and subdivision ordinance. The subdivision is not considered premature, is <br />consistent with the comprehensive plan for residential development and meets the <br />performance standards of the subdivision and zoning ordinance with the approved minor <br />variances. <br />The parcel is guided Low Density Sewered Residential per the City's Comprehensive <br />Plan which allows for 1.6 to 3.9 dwelling units per acre. The proposal of 3.60 units per <br />acre is consistent with the Comprehensive Plan's guided land use and density. <br />Blocks and Lots <br />The proposed preliminary plat creates 1 block with 4 lots. Lot 4, Block 1 will have an <br />existing home which will remain. Lots 1, 2 and 3 will be developed with single family <br />homes. <br />The lots will be 132 feet in depth. The minimum lot depth in an R-1 Single Family <br />Residential District is 135 feet. When Mar Don Acres was platted, the lots were 294 feet <br />deep. The required 30 foot roadway easement dedication on the north for Arlo Lane <br />reduces the lot depth to 264 feet. Subdividing this in half creates 132 foot deep lots. <br />Streets and Alleys <br />Lois Lane and Arlo Lane are minor collector roads and are capable of handling one (1) <br />and two (2) additional single family homes, respectively. <br />Con <br />
