Easements <br />Standard drainage and utility easements are shown around the interior perimeter of the <br />four lots. <br />Easements will also be required around the stormwater drainage areas proposed in the <br />rear yards. It is important to note that due to the size of the easement in the rear yards, the <br />allowed buildable area for decks and accessory structures may be reduced. Typical rear <br />yard easements are 10 feet but a 30 foot easement is necessary to accommodate the storm <br />water management areas. This is comparable to those easements in Hailey Manor and <br />Golden Acres. <br />Storm Water Management and Erosion and Sediment Control <br />Two storm water infiltration depressions are proposed in the rear yards of the four lots. A <br />drainage and utility easement over this area will be required. The City Engineer letter <br />details comments and required revisions. <br />Appropriate soil erosion and sediment controls shall be employed during construction of <br />the single family homes. <br />Utilities <br />The current residence at 535 Lois Lane is on public watermain and sanitary sewer. The <br />three (3) new lots will be required to connect to public water and sanitary which is <br />capable of handling three (3) single family homes. Water and sanitary sewer laterals are <br />already stubbed the four (4) proposed parcels. The existing well identified on Lot 4 shall <br />be properly capped and abandoned or disconnected from the house if used for irrigation <br />purposes prior to the issuance of any building permit. <br />Public Land Dedication <br />The City will require payment in lieu of land dedication. Since this is an existing lot with <br />one (1) home, park dedication fees will be required for the three (3) newly created lots. <br />Park Dedication Fees <br />3 lots x $2,500 payment in lieu = TOTAL $7,500 <br />Comprehensive Plan <br />The proposed four (4) lot residential subdivision for the construction of three (3) single <br />family homes for Isabell Estates is in compliance with the Comprehensive Plan in terms <br />of Resource Management System, Land Use Plan, Housing Plan, and Transportation <br />Plan. <br />7 <br />
