# of Units 55 <br />Gross Density (units/acre) 1.38 <br />Net Density (units/acre) 2.63 <br />The Comprehensive Plan guides the site for low density sewered residential development <br />which allows for 1.6 to 3.9 dwelling units per acre. The proposed development at 2.63 <br />units per acre is consistent with the Comprehensive Plan in terms of residential use and <br />density. <br />Phasing Plan <br />The Phasing Plan was also modified: <br />PHASE <br /># of LOTS <br />Phase One <br />28 <br />Phase Two <br />27 <br />TOTAL <br />55 <br />The developer is mass grading the entire development and constructing the trail in Phase <br />One. <br />PUD Final Plan/Final Plat <br />Subdivision Ordinance <br />Conformity with the Comprehensive Plan and Zoning Code <br />The PUD Final Plan/Final Plat has been reviewed for compliance with the comprehensive <br />plan, zoning and subdivision ordinance. The proposed development is not considered <br />premature and meets the performance standards of the subdivision and zoning ordinance. <br />Resolution No. 14-15 approved the PUD Development Stage Plan/Preliminary Plat with <br />conditions required prior to approval of the PUD Final Plan/Final Plat. The conditions <br />have been satisfied unless otherwise noted in this report. <br />Blocks and Lots <br />The final plat for Phase One, Saddle Club creates 28 lots and seven (7) outlots. Outlots <br />A, D, E and G are stormwater management and/or wetland protection -conservation <br />easement areas and shall be deeded to the City as part of the PUD. Outlots B, C and F <br />are for Phase Two development. <br />
