The intent of <br />such discussion is to determine if the concerns of neighboring residents and Planning and Zoning <br />Board members can be mitigated through creative site design. <br />While concerns regarding the proposed motor fuel station have been most evident, concern has <br />also been voiced in regard to the proposed fast food restaurant. As in the case of the motor fuel <br />station component, the applicant would like direction regarding the acceptability of the fast food <br />restaurant prior to moving forward with substantial plan modifications. <br />RECOMMENDATION <br />Prior to moving forward with extensive plan revisions, the applicant and City Staff have <br />requested input from the Planning and Zoning Board regarding the acceptability of the proposed <br />land uses. Of specific question is whether concerns over the motor fuel station component are <br />design related and could potentially be rectified through a creative design solution. <br />A second and obviously related question involves the appropriate zoning the property. <br />In review of the Comprehensive Plan, it is clear that it promotes commercial uses that are <br />oriented to serve nearby neighborhoods. Whether or not specific uses fall within that directive is <br />open to debate. <br />
