• <br />Planning & Zoning Board <br />May 14, 2003 <br />Elm Street Comp Plan Amendment <br />2001 Comprehensive Plan <br />The 2001 Comprehensive Plan guides this area for low density sewered and unsewered <br />residential, medium density residential, and Public /Semi- public land uses. These <br />designations conform to the existing development that has occurred. The majority of the <br />project area lies within the Stage 1 Growth Area (1998 -2010) and within the <br />Metropolitan Urban Service Area (MUSA). <br />Impact on Land Use <br />A total of 26 existing residential properties are contained within the plan amendment <br />area. The proposed land use change would allow for the potential <br />of seven new single family residences on the street. Any new single family development <br />within the amendment area will have minimal impact to the system. <br />Wastewater <br />Approval of the amendment will allow for the connection of existing properties to the <br />municipal sanitary sewer system. The amendment area lies within Sewer Service District <br />2, which has the capacity to carry the anticipated increase in flows. The amendment will <br />only add a total of 7.04 acres of MUSA servicing upto 15 single family residences. <br />
