Planning & Zoning Board <br />July 9, 2003 <br />Discount Tire CUP <br />The Market Place project was originally located within the SC, Shopping Center Zoning <br />District. The SC District was eliminated with the revision of the recently adopted Zoning <br />Ordinance. The requirements of the GB, General Business District are applicable to the <br />site along with the Market Place Planned Development Overlay requirements In <br />accordance with the provisions of the GB, General Business District automobile and <br />truck repair facilities require a Conditional Use Permit.. <br />Lot Area Requirements <br />The 49,462 sq.ft. The proposed building materials, colors, finishes and <br />accents are in conformance with the PDO requirements. <br />Building Height <br />The maximum allowable building height is 45 feet. The proposed building has a <br />maximum height of 27 feet. <br />Landscaping <br />In accordance with site and building plan submission requirements, a landscape plan has <br />been provided for review. The plan includes overstory trees consisting of Swamp White <br />Oak, Autumn Blaze Maple, Skyline Honeylocust, Black Hills Spruce and Colorado <br />Green Spruce around the perimeter of the site.
