Land use. Describe current and recent past land use and development on the site and on adjacent <br />lands. Discuss project compatibility with adjacent and nearby land uses. Indicate whether any <br />potential conflicts involve environmental matters. Identify any potential environmental hazards <br />due to past site uses, such as soil contamination or abandoned storage tanks, or proximity to <br />nearby hazardous liquid or gas pipelines. <br />The existing site is undeveloped. The majority of the site is covered by brush/shrub /grassland with <br />scattered areas of wooded cover. A County ditch borders the northern end of the site. A small area of <br />wetlands exists on the southerly end of the property. <br />The site is bounded by Interstate 35W on the west, Anoka County Ditch No. 10 on the north, scattered <br />residential development and Lake Drive (CSAH 23) on the east, and a commercial business and open <br />space on the south. <br />The property is currently zoned LI, Light Industrial because of its proximity to I -35W and Lake Drive. <br />Proposed use of the property is compatible with current zoning. A Phase I Environmental Site <br />Assessment is being conducted for the site. The site does not appear to have any potential <br />environmental hazards. <br />10. Cover types. Estimate the acreage of the site with each of the following cover types before and <br />after development: <br />The Minnesota Land Cover Classification System (MLCCS) developed by the Minnesota Department <br />of Natural Resources (DNR) was used to complete an inventory of the natural resources at the site. <br />The MLCCS inventory data was analyzed and synthesized (see Figure 3A).
