Water Quality /Stormwater Management
A storm water drainage system will be constructed to convey runoff to stormwater treatment systems.
The City of Lino Lakes has storm water management policies and design standards to reduce the
introduction of pollutants to wetlands and other receiving waterbodies. The storm water treatment
system will need to incorporate standards and rules of the Rice Creek Watershed District that also
governs surface water planning within the project area. The preliminary treatment and retention system
will include the creation of water quality ponds, vegetative filter strips /swales, and natural infiltration.
The rate and volume of surface water will increase during storm events at the site as additional
impervious surface area is added with the construction of buildings and pavement areas. The site will
incorporate storm water detention ponds and green space areas to ensure post - development runoff rates
will be maintained at the pre- development rates. To maximize pollutant removal efficiencies, the wet
detention ponds will be designed and constructed according to NURP standards.
Traffic
The only mitigation measure necessary will be a southbound right turn lane from Lake Drive to the
development. A northbound left turn lane will be desirable in the future as volumes increase and Lake
Drive is improved to the north.
Land Use Compatibility
The proposed development is compatible with surrounding land uses and is consistent with the City of
Lino Lakes Comprehensive Plan and Master Plan for this site.
Lakes Business Park EAW — July 21, 2003 23
Lino Lakes, MN
•
•
•
