Engineering Review Page 4 August 8, 2003
Sportatorium Commercial
• Development Site
6. The Developer shall provide to the City of Lino Lakes a copy of the completed MPCA Sanitary
Sewer Permit, including correspondence and approval of Metropolitan Council Environmental
Services (MCES).
Watermain System
1. Locate and show on the construction Plans the existing watermain system at the intersection of
Anoka County 54 and Cedar Street. There are two gate valves shown without a piping system.
2. A fire hydrant needs to be added at the intersection of 21st Avenue and Cedar Street.
3. Locate and show on the construction plans the proposed 8" water service to the building and Dome
complex.
4. Gate valves for fire hydrants are to be placed 2.5' from the fire hydrant per City of Lino lakes
engineering standards. See Sheet D1. This change Plan sheet notes.
5. Locate and show the existing watermain system along 21st avenue from approximately Station 50 +00
to 60 +00 (approximately end of project).
ip6. The Developer and the City Staff of Lino Lakes and Centerville need to determine the water service
needs for the adjacent and undeveloped properties along 21st Avenue and Cedar Street.
Comprehensive Water System documents need to be addressed in this project. It is recommended that
the project water system consider provisions for ultimate development for this area.
•
Of note, while water services are proposed to the existing homes along the south side of Cedar Street,
these properties are large enough to be split for expanded residential development. Thus, the potential
for multiple water services should be addressed.
7. The Developer shall provide to the City of Lino Lakes a copy of the completed MDH permit for
watermain installation.
Stormwater System
1. Stipulations set forth by the Rice Creek Watershed District (RCWD) permit application
review /approval process shall be met, including wetland issues. It will be important for the
Developer's Engineer to keep the Lino Lakes City Engineer updated as the review process with
RCWD progresses. Ultimately, the City will review the approved RCWD permit to determine if the
City's requirements are met. The overall routing of storm drainage from the development area must
be in conformance with the City's Comprehensive Drainage Plan, and the Rice Creek Watershed
District.
2. In general, the City does not allow storm sewer pipes or inlets to be less than 15 inches in diameter.
The Developer's Engineer should make the changes necessary to the proposed storm sewer
conveyance system and inlet structures to comply with this City requirement.
