Engineering Review Page 3 August 8, 2003 <br />Sportatorium Commercial <br />• Development Site <br />6. At NE corner of Anoka County Road 54 and Cedar Street West, there is an existing sanitary sewer <br />lift station. Access will be needed to the pumping station. City staff should be contacted to determine <br />access issues. <br />There is another existing sanitary sewer lift station on the east side of 21st Avenue at approximately <br />Station 50 +00. Access issues will need to be addressed at this location also. <br />7. B618 concrete curb and gutter will be required. <br />8. All bituminous pavement trails shall be 8.5 feet wide. <br />9. Recommend 20 feet radii for entrance driveways to the Sportatorium parking lot (approx. Stations <br />17 +00 and 20 +00 on Cedar Street). <br />10. Roadway speed limits need to be determined by the Lino Lakes Staff as well as the Centerville Staff. <br />It is recommended that a traffic analysis be conducted to establish potential traffic flows at full <br />development for the area. Then this traffic information can be used to determine speed limits for 21st <br />Avenue and Cedar Street. <br />11. Contact the Lino Lakes City Engineer to obtain the Plan for 21st Avenue and Northern Lights <br />• <br />Boulevard so that street grades between the projects can be coordinated. <br />• <br />12. Eliminate the curbcut storm sewer spillways at Station 52 +50. Replace them with a catch basin and <br />storm piping system. <br />Sanitary Sewer <br />1. Change construction sheet notes for 4" sanitary services to Schedule 40 pipe versus SDR 26 as shown <br />on the submitted Plan set. <br />2. Locate and show on the construction plans, the proposed 8" sanitary sewer service to Dome and <br />building complex. <br />3. Show existing 12" DIP forcemain profile along the east side of 21st Avenue for Sheet U4. <br />4. Show the existing sanitary sewer system along 21st Avenue from approximately Station 48 +00 to <br />Station 60 +00 (end of project). <br />5. The Developer, along with City Staff from Lino Lakes and Centerville, need to determine the sanitary <br />sewer service needs for the adjacent undeveloped properties along 21st Avenue and Cedar Street. <br />Comprehensive Sanitary Sewer System documents need to be included in this analysis. It is <br />recommended that the area sanitary sewer service needs be addressed as part of this project. <br />Note: Sanitary services are proposed to the existing homes along the south side of Cedar Street. <br />However, these properties are large enough in area to be split for expanded residential development. <br />That is, the potential for multiple sanitary services to the parcels should be addressed. <br />
