An average of SCS Type A and Type B soils should be used to determine curve numbers for the <br />proposed conditions. <br />7. The existing condition curve numbers and times of concentration utilized are acceptable. <br />8. As previously stated, approval of the Rice Creek Watershed District should be attained prior to the <br />City granting final approval. <br />Utility Plan <br />1. The plan proposes to extend sanitary sewer and water across the site from Lake Drive to existing <br />facilities at the west boundary of the site. However, the connection and termination points for these <br />mains are not identified clearly. In particular, the location of the watermain and sanitary sewer <br />termination point connections on Lake Drive are not identified. Because records do not indicate any <br />existing sewer or water on Lake Drive at this time, it is assumed that the utilities will be stubbed to a <br />location that should be identified specifically on the plan, and field adjusted as required. It is also <br />believed that the intent is to connect the watermain to an existing stub (10 -inch or 12 -inch) line near <br />the west boundary of the property. The size of the connecting stub must be identified and field <br />verified as necessary, and may require replacement to a 12 -inch size. A valve must also be installed <br />at the point of connection. The sanitary sewer proposes connecting to an existing manhole along the <br />west side of the property, that appears to connect directly to an existing 12 -inch trunk main. This <br />should also be field verified. <br />2. The sizes proposed for the sanitary sewer and water mains are currently being reviewed in <br />accordance with the City's overall comprehensive plan and potential development beyond the <br />Panatonni site itself. <br />3. All sanitary sewer service pipe shall be SDR 26 or Schedule 40. <br />4. All sanitary sewer main pipe is identified as 8 -inch diameter size with a slope of 0.22 %. The <br />minimum grade for an 8 -inch pipe is 0.40% per State of Minnesota standards. The sanitary sewer <br />design therefore needs to be revised accordingly. <br />5. All watermain and sewer appurtenances shall be furnished and installed in accordance with the <br />standards of the City of Lino Lakes. Gate valves shall be Mueller A- 2370 -20 with mechanical joints, <br />meeting AWWA Specifications C500 -61. <br />6. Lake Drive must be completely restored to the full satisfaction of Anoka County and the City of Lino <br />Lakes. Traffic control during construction must be provided in accordance with the State of <br />Minnesota Manual of Uniform Traffic Control Devices (MUTCD), and the requirements of Anoka <br />County. <br />
