• <br />Marshan Townhomes 2"d Addn. <br />page 4 <br />Growth Management: The City's growth management policy (Ordinance 01 -03) <br />implements growth policies of the comprehensive plan. It establishes limits on the <br />number of new units to be approved as well on the use of MUSA reserve. The site is <br />within the existing MUSA, so the MUSA reserve limit is not applicable. The 147 units <br />per year have been reached for both 2003 and 2004. This project would exceed the goal <br />for 2004 by 45 %. This exceeds the 20% discretion provided by the policy. <br />PRELIMINARY PLAT/PLANNED UNIT DEVELOPMENT <br />Buildings, Units: <br />The proposal includes four buildings. The two northern buildings have 10 units each. <br />Another has 12 units, and the southern building has 14 units. This totals 46 units. All <br />units are two - story. Each building is double- loaded. <br />Building materials include vinyl siding, wood shakes in gable ends, and a stone base. <br />Under the current building and fire code, sprinklers are required for all structures of 8500 <br />sf or greater. This includes garage area. All proposed buildings would need sprinklers. <br />* The minimum open space for an urban PUD is 50 %. A memo from the applicant lists <br />the total site area as 176,362 sf, and the impervious area as 88,181 sf. This is exactly <br />50 %.
