Eagle Brook Church Review Page 8 December 4, 2003 <br />City of Lino Lakes, Minnesota <br />3. All trenches (including services) shall be backfilled and compacted and meet 100% maximum <br />Standard Proctor Density in the upper 3 -feet from finished road elevation, and 95% maximum <br />Standard Proctor Density below the upper 3 -feet. <br />4. Water pipe and appurtenances shall meet the requirements of the City of Lino lakes, and as follows: <br />Hydrants - Waterous Pacer WB -67; Valves - Mueller A2370 -20 or equal. DIP pipe shall be Class 52. <br />City standards must be identified on the plan or provided on a detail sheet. Well installation shall and <br />the water distribution system shall conform to the requirements of the Minnesota Department of <br />Health and Department of Natural Resources as applicable. <br />5. The Grading and Utility Plans shall include notes providing for erosion and sedimentation control. <br />6. All storm sewer pipes must be RC pipe. Pipe sizes, grades, and structure invert and rim elevations <br />must be provided. <br />Additional Comments <br />1. Typical street and pavement sections (pavement section and design) must be provided. All street, <br />driveway, and parking area components shall as a minimum, meet Mn/DOT and City of Lino Lakes <br />Engineering Standards. <br />2. The building will be protected by a wet pipe fire sprinkler system in accordance with the Minnesota <br />State Building Code, Minnesota State Fire Code, and National Fire Protection Association Standards. <br />Further requirements of the City of Lino Lakes, such as the number and location of hydrants shall be <br />subject to review and approval of the City Fire Chief. <br />3. A 30kW generator is proposed to be installed for back -up and safety items only, such as emergency <br />lighting, exit signs, fire alarms, security and communications systems. <br />4. An existing 100 foot wide utility easement (Document No. 1187297), located approximately 1300 <br />feet west of and parallel to County Road 21 runs north -south across the entire site. Overhead power <br />lines currently exist within the easement. The church site as proposed does not show any surface <br />improvements within the easement area with the exception of some grading and underground sanitary <br />and storm sewer work. A significant portion of the proposed County Ditch 72 realignment also falls <br />within the boundaries of this easement. It is therefore recommended that the existing utility easement <br />be reviewed to verify its extent of coverage (utilities, drainage, power lines, etc.). Expansion of the <br />existing easement or the establishment of new easements as needed shall be required to cover the <br />proposed storm sewer. <br />5. Full Drainage Calculations must be provided. Summary sheets showing storm water runoff rates for <br />2 -year, 10 -year, and 100 -year events have been provided, as well as pond volume calculations. <br />However, full calculations showing all supporting data, computations, and design assumptions must <br />be provided. <br />
