References to private utilities, including Gopher State One Call must also be provided. <br />8. A significant amount of grading and utility work is proposed within the Lake Drive right of way, <br />including the removal of culverts, grading, and utility connections. A note must be added stating that <br />all work performed within the right of way of Lake Drive will require a permit from Anoka County, <br />and shall be subject to all requirements of the County, including provisions for traffic control. <br />9. A note shall be added stating that the City of Lino Lakes Utility Superintendent must be contacted at <br />least 48 hours prior to commencing any connections to existing City utilities. <br />10. A proposed driveway apron is shown at the same location as the 6 foot high wood privacy fence. The <br />reason for the driveway apron is unknown, and should be confirmed. <br />Other <br />A geotechnical report has not been provided. As previously mentioned, re- development of the site <br />will require demolition of the existing building and removal of smaller buildings and surface features. <br />There may also be underground items required for removal as well, including foundations, storage <br />tanks, old septic systems, etc. as previously stated. The Applicant shall verify the existence of all <br />surface and underground items and shall remove and dispose of those required in accordance with <br />State and Local regulations. <br />2. The type of light fixtures proposed shall be subject to the approval of the City of Lino Lakes. <br />3. The Landscape Plan (Sheet L1.0) and Lighting Plan shall be subject to any further requirements of <br />the City of Lino Lakes. Special consideration shall be given to assure that no plantings shall be <br />installed over any existing or proposed utilities. Plantings shall not cause corner or other visibility <br />problems. In addition, the City of Lino Lakes has a specific seed specification for ponding areas that <br />shall be incorporated into the Landscape Plan. <br />
