If not, the <br />Grading Plan must address accordingly. <br />9. The Grading Plan suggests that at least some portions of the parking lot and driveways will drain <br />directly to the neighboring streets (Lake Drive and Lois Lane). Additional spot elevations at the <br />driveway entrances should be shown to verify the intended drainage patterns. <br />10. As previously stated, provisions for existing wells and septic systems shall be addressed on the <br />grading plan in accordance with City and State of Minnesota requirements. <br />Utility Plan(Sheet U1) <br />The following comments can be made with regards to the Utility Plan: <br />1. Sanitary sewer and water currently exist in Lake Drive (12 -inch diameter water and 21 -inch diameter <br />sanitary sewer). The Plans propose utilizing existing services to these mains. The watermain service <br />shown on the plan is not shown as connected to the watermain and should be reviewed and revised. <br />The size and condition of these services should be verified to assure their adequacy. In addition, the <br />size and depth of the existing sanitary sewer is not provided on the plan. All utility connections also <br />cross beneath an existing ditch/swale along Lake Drive. The amount of filllcover over all pipes shall <br />be identified and all water and sanitary sewer services not meeting the minimum bury depth of 8 feet <br />shall be insulated. <br />2. The plan does not show any existing or proposed fire hydrants. The plan shall be subject to the <br />review of the City Fire Chief, and the installation of additional hydrants may be required if desired by <br />the Fire Chief. <br />3. As previously stated, an existing storm sewer runs parallel to Lake Drive and under the east edge of <br />the pavement. The utility and grading plans propose connecting to this storm sewer. The size and <br />ownership of the pipe (City or County), and capacity to receive the drainage should be further <br />verified. In addition, the pipe appears to be located beneath the roadway itself and will therefore <br />require a permit from Anoka County. Traffic control and restoration of the roadway must adhere to <br />the requirements of the County: <br />4. All trenches (including services) shall be backfilled and compacted and meet 100% maximum <br />Standard Proctor Density in the upper 3 -feet from finished road elevation, and 95% maximum <br />Standard Proctor Density below the upper 3 -feet. <br />5. Water pipe and appurtenances shall meet the requirements of the City of Lino Lakes, and as follows: <br />Hydrants - Waterous Pacer WB -67; Valves - Mueller A2370 -20; or equal. DIP pipe shall be Class 52. <br />Storm Sewer manholes and catch basins shown on the plan must be per the standards of the City of <br />Lino Lakes. City standards or standard plates must be shown on the Plan or provided on a separate <br />detail sheet. <br />
