No. 12976 -002 <br />Routing: <br />The City of Lino Lakes has received plans providing for a Preliminary Plat and improvements to the <br />properties bordering Marshan Lane. Marshan Lane is essentially a short dead end street, extending easterly <br />from Lake Drive, just south of Town Center Parkway. The street is just under 800 feet in length and serves <br />existing residential properties. The proposed plans provide for re- platting the roadway and properties in <br />order to provide for the construction of additional single family residential units. The following has been <br />received for review: <br />1. Boundary and Topographic Survey of Marshan Estates, prepared by Glenn Rehbein and Associates, <br />and dated December 18, 2003. <br />2. Preliminary Plat of Marshan Estates, prepared by Glenn Rehbein and Associates, dated January 6, <br />2004, and received by the City of Lino Lakes January 7, 2004. <br />3. Preliminary Grading, Drainage, and Erosion Control Plan, Marshan Lane, prepared by Glenn <br />Rehbein and Associates, dated December 18, 2003, revised January 6, 2004, and received by the City <br />of Lino lakes January 7, 2004. <br />4. Preliminary Grading Plan Notes and Details, Marshan Lane, prepared by Glenn Rehbein and <br />Associates, dated December 17, 2003, and received by the City of Lino lakes January 7, 2004. <br />Sanitary sewer and water are currently not available to the existing properties on Marshan Lane. As part of <br />the proposed improvements, preliminary plans providing for the extension of sewer and water to Marshan <br />Lane were initiated in the fall of 2003 by the City of Lino Lakes. This review, therefore, considers the <br />proposed plat and improvements, along with the extension of utilities under a separate plan. <br />Preliminary Plat <br />1. Additional right -of -way (20 feet) is shown dedicated along Lake Drive (Lot 1, Block 1). Along with <br />10 feet of platted drainage and utility easement, this may be adequate as further explained in this <br />memorandum under the sewer and water comments. However, the plat shall be subject to the review <br />and approval of Anoka County.
