Since the trail will be a City park trail, we must make sure that the <br />trail is allowable. <br />This is part of the negotiations over reducing the size of the easement. The easement <br />actually covers a much larger area and the developer is negotiating confining the <br />easement. Otherwise, it may not be possible to build the approved dwelling unit <br />structures. This should be resolved before final plat approval. <br />OPTIONS. <br />1. Approve the final plat for Century Farm North, including the revision of the height <br />restrictions. <br />2. Table and return to staff with direction. <br />RECOMMENDATION <br />Option 2 <br />The P & Z included as a condition of approval that the building exteriors should be <br />reviewed when the final plat for these townhomes is considered. Building materials on <br />townhomes is an important issue, and was discusses during the consideration of the <br />preliminary plat last year. The zoning ordinance was adopted March 10, 2003. The <br />preliminary plat was approved on April 20, 2003. As noted above, additional attention to <br />building exteriors is needed regarding the materials. <br />The following issues also need resolution, as with any plat. <br />1. Title commitment must be approved by City Attorney. (A new one was submitted <br />March 4th.) <br />2. Homeowners association declarations must include city enforcement authority. <br />3. Development agreement. <br />4.
