No. <br />Routing: <br />Late last year, the City of Lino Lakes received plans providing for the construction of 46 residential units <br />(townhomes) on a 4.05 acre parcel of property located on the northwest corner of the intersection of Lake <br />Drive and Aqua Lane. An Engineering Review dated December 5, 2004 was subsequently conducted. <br />Since that date, the following new and revised documents have been received and considered in this review: <br />1. Cover letters from Hokanson Development dated May 6, 2004 and May 20, 2004. <br />2. Legal Counsel Facsimile dated February 20, 2004. <br />3. Letter regarding the Conditional Use permit dated January 12, 2004. <br />4. Narrative Addendum for Conditional Use Permit dated May 6, 2004. <br />Stormwater Pond Calculations dated May 6, 2004. <br />Lighting Information dated December 4, 2003. <br />7. Park Board Review dated December 1, 2003. <br />8. Architectural Plan Set Cover page received May 7, 2004. <br />9. Preliminary Plan Set (11 sheets - 11X17 and full size), prepared by Schoell and Madson, dated May 5, <br />2004. <br />10. Aerial photo of the site (date ?), received May 20, 2004. <br />5. <br />6. <br />The number of dwelling units has been reduced from 46 units to 23 from the previous review, and the plans <br />have been revised accordingly. The following comments are provided: <br />1. The plan essentially provides for the construction of 23 townhome units, constructed as (10) X 2 -unit <br />buildings and (1) X 3 -unit building, all located between Lake Drive and Aqua Circle, and north of Aqua <br />Lane. Access to 19 of the units would be from two (2) individual shared private driveways extending <br />from Aqua Circle, with the other 4 units accessing directly to Aqua Circle. Utilities (water and sewer) <br />are proposed to be extended from Aqua Circle. No access to Lake Drive or work within the Lake Drive <br />right -of -way is proposed. <br />
