MEMORANDUM <br />DATE: July 9, 2004 <br />TO: Planning & Zoning Board <br />FROM: Michael Grochala <br />RE: Schwan's Relocation <br />Agenda Item VI.0 <br />Schwan's has indicated they are interested in relocating their existing facility on Lake <br />Drive and expanding into a new facility in the Marshan Lake Industrial Park. <br />Building: The initial building size will be 10- 15,000 sq. ft., with expansion capacity up to <br />17- 20,000 sq. ft. Approximately 1/4 of the facility will be office, and the remainder will be <br />warehouse /storage, including a freezer component. The facility will have two dock doors <br />and four overhead drive -in doors. An above ground 18,000 - gallon propane storage tank <br />will be located on site. <br />Delivery Trucks: The site will need to accommodate approximately 14 — 40 Home <br />Service Delivery Trucks when fully developed. These vehicles have 2 axels are <br />approximately 18 -22 feet in length. Cab and box are permanently attached. <br />Site Activity: <br />• This facility is a distribution depot serving the north metro area. From this <br />location Schwans will deliver products to residential customers. Products are <br />delivered by semi trailer, stored then loaded on Home Service Delivery Trucks. <br />• Product deliveries to the Home Service Facility are made by one semi trailer truck <br />2 -3 times per week. These vehicles typically make deliveries in the evening hours. <br />• When on site, the semi tractors and trailers are backed up to the loading dock or <br />staged for unloading which takes between 3 and 4 hours.
