An existing retaining wall would be located within the <br />required drainage easement, and an encroachment agreement will need to be completed for this <br />and all existing or proposed encroachments prior to the recordation of the final plat. <br />The City Engineer has completed a thorough review of the submitted plans, and his <br />memorandum is attached at the end of this report. The applicant will be required to satisfy all of <br />those comments prior to recordation. <br />OPTIONS. <br />a. Approve the Preliminary Plat subject to conditions. <br />b. Deny the Preliminary Plat subject to conditions. <br />c. Return to staff with direction. <br />RECOMMENDATION <br />Staff recommends approval subject to the following conditions: <br />1. Both lots shall connect to city sanitary sewer and water, assessments for both lots will be <br />recorded with the final plat. <br />2. Issues discussed in the City Engineer review memo must be addressed to his satisfaction. <br />3. Park dedication shall be paid in accordance with city policies. <br />4. The outlot will be combined with the southern property at time of recordation. <br />This review is based on the following plans and information: <br />1.
