This site is guided <br />for Industrial use and zoned Light Industrial. However, historically and pre - dating the <br />adoption of the current zoning ordinance the property has been used as a contractor yard <br />and involved the use of the yard for outdoor storage of vehicles, heavy equipment (such as <br />D-9 caterpillars, backhoes, cranes, commercial sweeping machines and dump trucks), <br />construction equipment, building materials and recovered demolition materials. The <br />outdoor storage of equipment and vehicles is a agrandfathered" use for the site. <br />Bruce Hanson, the owner of Auto Brokers, Inc., presently located at 2851 — 84th <br />Lane, N.E., Blaine, Minnesota, has made an offer to purchase and use the land and <br />building at 7309 Lake Drive. We have been provided with the exchange of <br />correspondence between Mr. Hanson's representatives and the City regarding use of the <br />property by Auto Brokers, Inc. Included in the exchange of correspondence is a letter from <br />the City stating the proposed use by Auto Brokers is not allowed. We disagree and believe <br />the City does not have a correct understanding of Auto Brokers' business. <br />Auto Brokers' intended use of the property is for a "wholesale business(es) and <br />offices" and "warehousing and distribution facilities ", which are permitted uses in the L1 <br />District. The City's conclusion the business is an outdoor sales operation involving the <br />display and sales of vehicles outdoors is not correct. Auto Brokers' customers are the <br />larger Twin Cities area auto dealers. Its typical transactions involve auto dealers who <br />MPLS -Word 75174.1 <br />www.felhaber.com <br />
