Mr. Hanson has recently <br />made an offer to purchase the land and building at 7309 Lake Drive. Mr. Hanson's <br />company, Auto Brokers, Inc. is a wholesale auto - brokerage company that buys and sells <br />cars, trucks and recreational vehicles, mostly from Southern states, and re -sells them to <br />larger auto dealers in the Twin Cities. We believe that this use is allowed under Lino <br />Lakes' Light Industrial District Zoning Ordinance(Section 8, Subd. 1, Section G <br />Permitted Uses, 15. Wholesale businesses and offices) because the property will not be <br />used as an outdoor sales lot, or a traditional used car lot in any way, as it is a wholesale <br />business. Typical day to day uses Auto Brokers will have on the property are the <br />following: <br />• 93 % -96% of Auto Brokers sales are wholesale, to large local auto dealerships <br />• Only 4 % -7% of Auto Brokers sales are to retail customers, who generally find the <br />company through the internet <br />• No walk in's retail sales or customers are allowed...All sales are made by <br />appointment only, as the property and offices are not always staffed on an continual <br />hourly basis <br />• No retail sales will be done on the front parking lot, no autos for sale in the front <br />parking lot, no signs other than the monument sign, no flags, no neon lights.
