Originally the applicant was proposing to use some parking spaces for trash enclosures, though staff is recommending that trash storage be seamlessly integrated into the designs of the building. The Environmental Board has suggested the elimination of some parking spaces in favor of increased landscaping, which is a definite possibility. Staff would suggest that the elimination of parking spaces occur in the middle of the sea of parking for lots 2, 3, and 4 to add landscaping fingers and break up the monotonous pavement. The applicant has displayed a willingness to accommodate additional landscape fingers with the understanding that eliminating excess parking will limit the future tenant mix of the center. However, staff is developing an analysis of the peak parking demand for each use on the site to determine the true parking need for the entire site. •
