Originally the applicant was proposing to use some <br />parking spaces for trash enclosures, though staff is recommending that trash storage be seamlessly integrated <br />into the designs of the building. The Environmental Board has suggested the elimination of some parking <br />spaces in favor of increased landscaping, which is a definite possibility. Staff would suggest that the <br />elimination of parking spaces occur in the middle of the sea of parking for lots 2, 3, and 4 to add landscaping <br />fingers and break up the monotonous pavement. The applicant has displayed a willingness to accommodate <br />additional landscape fingers with the understanding that eliminating excess parking will limit the future tenant <br />mix of the center. However, staff is developing an analysis of the peak parking demand for each use on the site <br />to determine the true parking need for the entire site. <br />• <br />
