Apollo Landing, page 5 <br />Access /Circulation <br />Access to the site is via an entry /exit driveway directly from Apollo Drive. As indicated in the City Engineer's <br />memorandum, approval for this access must be obtained from Anoka County. The applicant has submitted a <br />separate application to Anoka County; however comments have not been made available at the time of this <br />report. <br />Lighting <br />The photometric lighting plan submitted with the application is incomplete; at this point it only depicts the entry <br />drive lighting and the lighting for the hotel property. As the setback for the hotel will be matched by the other <br />buildings on site, it can be deduced that the lighting plan can be made to comply for the entire site. Staff is still <br />asking that the plan be redone to incorporate all of the lighting on site known at this time, such as the parking <br />lot lighting and the lighting on the buildings as shown on the site plan. <br />The applicant has submitted some cut - sheets for lighting fixtures. This is a good start, however staff has <br />requested that the applicant include very specific details about the types of lighting fixtures in the architectural <br />design standards for the site. This will eliminate any questions in regards to the lighting, and keep a uniform <br />look to the site no matter when each lot is developed. <br />Signage <br />As the applicant is proposing multi- tenant buildings, and the architectural design standards for the site are <br />•esigned to create a cohesive design throughout the entire commercial center, city staff has asked the applicant <br />to create a sign plan for the entire site that will clearly define the types, location, and allotment of signs within <br />the center. This plan has yet to be submitted at this time. <br />Trash / Mechanical Equipment <br />The site plans submitted with this application do not clearly depict a location for trash enclosures, or the <br />location of mechanical equipment. However, in meetings held between city staff and the developer, the <br />developer agreed to include specific language within the architectural design standards that would address both <br />issues. Trash enclosures will be required to be built into the buildings with roll up (garage) doors for access. <br />This will eliminate the need for the accessory trash enclosures that detract from the aesthetics of the entire site. <br />Mechanical equipment will need to be completely screened from the view of the right of way and the <br />neighboring properties. The six foot high fence proposed around the majority of the property should do this <br />rather effectively, with the exception of the view from Apollo Drive. <br />All mechanical equipment and utility boxes located on the ground should be placed to be visible only from <br />within the center, or should be effectively screened by either screen walls or appropriate landscaping materials. <br />All roof mounted mechanical equipment should be architecturally screened by the roof structure or parapet <br />walls. This will need to be included in the architectural design standards developed for the site. <br />• <br />
