MN 55014 <br />Dear Mr. Smyser: <br />We are respectfully requesting the following approvals: <br />1. Rezoning from Rural to General Business (GB). <br />2. Planned Unit Development (PUD) for a Planned Commercial Development. <br />3. Preliminary plat of "Apollo Landing" for the 8.009 -acre subject property for a five lot <br />commercial subdivision. <br />4. Site plan approval for related site improvements that is consistent with the General <br />Business zoning district standards. <br />PROECT DESCRIPTION <br />The proposed development consists of five separate buildings. with related uses that comply <br />with those permitted under the GB Zoning requirements, clustered on an 8.01 acre site within <br />the commercial district defined in the City Comprehensive Land Use Plan for the I- 35'Lake <br />Drive interchange area. A compatible architectural theme for the individl'al buildings will tie <br />them together as a unified development. <br />Each portion of the development has enough parking to support its proposed use as required <br />by the City of Lino Lakes Zoning Ordinance. By jointly developing the access. circulation. <br />stormwater ponding and utility design for the related uses, we can more efficiently utilize the <br />site, which will allow upgrading of select elements, resulting in an upscale image that is <br />consistent with the property and relates to the surrounding land uses. <br />The proposed development does not have any conflicts with other applicable provisions of the <br />City Code and is of sufficient size. composition, and layout that its construction, marketing <br />and operation is feasible as a complete unit without dependence on any subsequent <br />development.
