15.2 acres of drainage area including part of Apollo Drive and the easterly part of this site. <br />Future expansion of this pond will manage runoff from an additional 12.0 acres of drainage <br />area from the northwest, including the westerly part of this site. The sizing of this pond was <br />computed by the City's consultant SEH in 1998. This sizing anticipated that projects in the <br />ultimate drainage area would be developed with up to 75% impervious area. <br />In this project, the storm water pond will be enlarged to full design capacity, as sized by SEH. <br />It will then be able to manage stormwater runoff of a total of 27.2 acres of drainage area, <br />including the entire area of this site, under ultimate development conditions. This includes <br />the five buildings, their associated parking lots, and the main access drive through the site. <br />UTILITY DESIGN <br />Watermain and sanitary sewer lines are being extended from Apollo Drive into the site and <br />have been sized to conform to the City of Lino Lakes standards. Three fire hydrants will be <br />dispersed throughout the site to provide proper fire protection for all of the proposed <br />buildings. Small utilities (gas, electric, phone and cable) will be extended into the site via joint <br />trenching and coordinated with the various small utility vendors. <br />LANDSCAPING AND AESTHETICS <br />Entry into the site will be facilitated by a large Pylon sign at the entrance, listing the businesses <br />within. Upon tuming into the site, a user will be visually lead down the tree -lined main drive <br />41/ to the 4 -story hotel at the temiinus. Off to the left will be a restaurant overlooking the pond. <br />while off to the right will be a cluster of 3 office/commerciaUretail /specialty_ school/service <br />buildings. <br />General site landscaping will include screening at property lines with plantings and fencing for <br />security and privacy separation. Individual buildings and their respective parking areas will be <br />landscaped on an individual basis with sprinkled planting beds. <br />BUILDING DESIGN STANDARDS <br />The design features of the individual buildings will include a select variety of design materials <br />which will feature of a combination of natural earth tones with appropriate accent colors, <br />together in a very distinct handsome architectural style that is in scale with the site and the <br />surrounding land uses. An Apollo Landing Architectural Review Committee will be <br />established and will be empowered with a review authority through restrictive covenants on <br />the individi La1 properties to insure compliance with the proposed commercial neighborhood <br />architectural design theme. All proposed buildings will be required to create a pedestrian <br />friendly streetscape image. Limitations will be created for detached accessory structures. <br />• <br />
