Currently, <br />the unsplit lot has an existing home that will be demolished to make way for the two proposed homes. This <br />subdivision is located in the northwest corner of 62nd Street and West Shadow Lake Drive in the <br />southwestern portion of the City of Lino Lakes, Minnesota. <br />62nd Street was improved along with a bikeway that parallels the property. City of Lino Lakes sanitary <br />sewer service and water service is available to each of the proposed lots. <br />IIP <br />The followin g documents were used to produce the below engineering review: <br />• <br />1. "West Shadow Ponds 2nd Addition Plat" as prepared by Mattke Surveying and Engineering, Inc. for <br />the Developer, Richard S. Carlson Development, LLC. It is unsigned and undated. Stamped received <br />in the City of Lino Lakes offices on January 21, 2005. (One plat sheet in full and reduced plan size.) <br />2. "Preliminary Plat - Lot Split, Grading and Erosion Control Plan" for West Shadow Pond 2nd <br />Addition as prepared by Mattke Surveying and Engineering, Inc. for the Developer Richard S. <br />Carlson Development, LLC. The plan sheet is signed by Tedd W. Mattke, RLS and P.E. on May 11, <br />2004 with a revision date of August 24, 2004. Stamped received in the City of Lino Lakes offices on <br />January 21, 2005.
