• <br />AGENDA ITEM V.D. <br />STAFF ORIGINATOR: Paul Bengtson <br />P & Z MEETING DATE: May 11, 2005 <br />TOPIC: PUBLIC HEARING <br />Amendment to the existing PUD (Planned Unit Development) <br />Development Stage Plan / Preliminary Plat <br />Marketplace 3rd Addition <br />BACKGROUND <br />Ryan Companies is proposing to amend the existing Planned Unit Development (Planned Development <br />Overlay) for the Marketplace to combine what was originally planned and platted (The Marketplace) as four <br />lots with individual commercial buildings into two lots. Lot 1 would then be developed with a 14,000 square <br />foot commercial building and Lot 2 would be reserved for two future users. <br />This request requires amending the existing Planned Unit Development to allow different building types and <br />•site layouts to be used. The site is within the stage 1 (pre -2010) <br />growth area and a portion is within the existing MUSA boundary. Public water and sanitary sewer are available <br />within the surrounding street network.. <br />
