Return to Staff with direction. <br />RECOMMENDATION <br />Staff recommends approval subject to the following conditions: <br />1. The site plan must be revised to include a landscape /pedestrian circulation island in the middle of the <br />double parking aisle for Lot 1. <br />2. A minimum of six shade trees must be added to the west side of the building along the street. <br />3. The architectural design standards approved as a part of this application must be supplied to each <br />incoming tenant upon signature of a lease. <br />4. A development agreement must be executed between the developer and the city prior to the <br />execution of a final plat for the site. <br />5. Appropriate drainage and utility easements must be shown on the final plat. <br />• 6. All lighting fixtures used on the site must be in conformance with the design standards. <br />7. The trash enclosure must be large enough to house both trash receptacles and recycling receptacles. <br />8. The trash enclosure must be constructed with the same materials as the proposed building. <br />9. The decorative lighting for this site and all other developed sites within the Marketplace must be <br />installed prior to the issuance of a certificate of occupancy for the multi- tenant building on Lot 1. <br />ATTACHMENTS <br />1.
