No. 12701 -002 <br />Routing: <br />Plans have been received providing for a proposed multi -tenant building to be located at the NW corner of <br />Lake Drive and Apollo Drive. Preliminary Site Plan Review sheets (full size and half size), prepared by <br />Ryan Companies, US, Inc., dated April 11, 2005 have been received as follows: <br />1. Cover Sheet <br />2. Preliminary Plat (S1.1) <br />3. Existing Conditions (C1.1) <br />4. Preliminary Site Plan (C2.1) <br />5. Grading and Erosion Control Plan (C3.1) <br />6. Preliminary Utility Plan (C4.1) <br />7. Landscape Plan and Details (L1.1 & L2.1) <br />8. Site Lighting Plan (E1.1) <br />Summary <br />1. The Location Map on the Cover Sheet is not accurate. <br />2. The existing site use is consistent with the overall comprehensive development plan for the <br />Marketplace area. Access and utilities are generally consistent with the overall plan. In place <br />sanitary sewer and water, and services may be utilized. However, it is recommended that the existing <br />service stub sizes and locations be verified. <br />3. The proposed drainage and storm sewer does differ from the in -place system that also serves property <br />beyond the site proposed herein. Existing detention areas are proposed to be eliminated and new <br />detention areas created. It would appear that all existing drainage intercepted outside and inside of <br />the site will continue to be intercepted and eventually discharge from the site at the same location and <br />volumes. However, drainage calculations must be submitted to demonstrate that the changes made <br />internally on the site do not change or adversely effect runoff and drainage for the greater overall <br />Marketplace drainage plan. <br />4. An elimination of an existing driveway access point will be required as shown per the plans. <br />However, this is acceptable since the proposed site would utilize two other existing access points that <br />will continue to allow adequate circulation. <br />An Employee Owned Company Promoting Affirmative Action and Equal Opportunity <br />
