Pine Glen <br />page 2 <br />• The following is a summary of the of the proposal's density: <br />• <br />• <br />Gross Site Area 68.46 acres <br />Commercial Area 4.08 acres <br />Residential Upland Area 40.70 acres <br />Total Lots 78 <br />Gross Density 1.21 units /acre <br />Net Density 1.91 units /acre <br />The comprehensive plan guides the site for Low Density Sewered Residential land use. <br />The site is within the stage 1 (pre -2010) growth area, but would need to be added to the <br />MUSA boundary of the city. Municipal water and sanitary sewer are available in the <br />Lake Drive right -of -way. The proposed design fits within the Low Density range of up to <br />three units per acre. <br />Growth Management: <br />MUSA Reserve: The comprehensive plan and the growth management policy <br />establish a specific number of MUSA acres for residential growth for stage one (prior to <br />year 2010). The proposed phasing plan will require the allocation of 4.08 acres of <br />commercial and approximately 20.7 acres of residential MUSA reserve in year 2006, and <br />approximately 20 acres of MUSA reserve in year 2007. (These numbers will be <br />confirmed prior to the Planning and Zoning Board meeting.) The residential spreadsheet <br />tracking this information is attached to the end of this report, the commercial spreadsheet <br />is too large to attach, but supposing that this development is approved, there will be 68 <br />acres of commercial reserve available. <br />Growth Management, Units /Year: The comprehensive plan and growth management <br />policy establish a specific number of units for residential growth for stage one (prior to <br />year 2010). The proposed phasing plan will require the allocation of 42 lots in year 2006, <br />and 36 in year 2007. The spreadsheet tracking this information is attached to the end of <br />this report. <br />PRELIMINARY PLAT <br />Lots: The proposed subdivision will consist of 78 residential lots, ranging in size from <br />10,800 square feet to 45,350 square feet. The minimum lot size in the R -1 (Single <br />Family Residential) zoning district is 10,800 square feet of upland area. The upland lot <br />areas of all the lots is required to exceed 10,800 square feet. The upland area of the lots is <br />not depicted and must be confirmed prior to the plat being reviewed by the City Council. <br />The only lot that appears to be close to deficient is Lot 6, Block 5. <br />The proposed subdivision will also consist of 2 commercial lots of 56,398 and 121,505 <br />square feet. The minimum lot size in the GB (General Business) zoning district is 20,000 <br />square feet. <br />
