• <br />• <br />• <br />Pine Glen <br />page 4 <br />The City Engineer is still in the process of reviewing the traffic impact analysis that was <br />submitted by the applicant. Those comments should be available at the Planning and <br />Zoning Board meeting on August 10tH <br />Utilities: The City Engineer has completed a thorough review of the submitted <br />plans and his comments are attached. The applicant will be required to satisfy all of these <br />comments prior to approval of any building permits for the site. <br />Appropriate drainage and utility easements are shown on the residential lots; however the <br />commercial lots will also need to include drainage and utility easements prior to the <br />submittal of the final plat for review. <br />The lift station for the project is proposed on lot 30 must be shown within a 50' x 50' <br />utility easement. <br />Grading and Stormwater Management: The city engineer has completed a thorough <br />review of the submitted plans and his comments are attached. The applicant will be <br />required to satisfy all of these comments prior to approval of any building permits for the <br />site. <br />Parks, Open Space: The proposal does not include any land dedication for parkland, <br />only a cash dedication will be required. Park dedication fees are $1,665 per residential <br />unit. <br />The City of Lino Lakes Parks, Natural Open Space /Greenways and Trail System Plan <br />indicates a trail along the Lake Drive frontage that is not currently indicated on the <br />proposed plans. A 15 foot wide trail easement will need to be dedicated to the city prior <br />to any final plat being approved by the City Council. <br />The proposal does include a private trial system running along the south side of the <br />property, which will link the homeowner's on the west side of the site to the <br />greenway /open space on the east side of the project. Staff is recommending that this trail <br />be continued through the commercial portion of the site, as either a trail or a traditional <br />sidewalk that ultimately leads to the commercial structure as well as to the trail required <br />along the Lake Drive frontage <br />The eastern portion of the site is partially indicated as a greenway area on the City of <br />Lino Lakes Parks, Natural Open Space /Greenways and Trail System Plan. It also <br />indicates a potential trail connection to the north to link up to the city park at old city hall. <br />At this time it is difficult to determine the best trail alignment so the city would anticipate <br />working with the homeowner's association to obtain a trail easement in the future. <br />
