• <br />• <br />• <br />Pine Glen <br />page 5 <br />ENVIRONMENTAL BOARD <br />The Environmental Board reviewed the project on July 27, 2005. The recommendations <br />are attached. A number of the comments have been included as conditions of approval <br />with this staff report. Those comments include a conservation easement over the wetland <br />portion of the site; native seed mix plantings with a three year management contract; a <br />homeowner's association; City boulevard trees; and review of the commercial areas to <br />require conformance with city standards. <br />OPTIONS <br />1. Recommend approval of the project <br />2. Recommend denial of the project. <br />3. Return to staff with direction. <br />RECOMMENDATION <br />Staff recommends approval of this item subject to the attached conditions. <br />CONDITIONS <br />1. Phase 1 of the project including 42 residential lots can not be final platted <br />until 2006. The final plat for phase 2 of the project including 38 residential <br />lots can not be final platted until 2007. <br />2. A sign must be provided at the northern terminus of Street C and the southern <br />terminus of Street B that indicate that the road is intended to continue in the <br />future. <br />3. Homeowner's Association documentation must be submitted with the final <br />plat application. <br />4. Park dedication fees must be paid in accordance with the city fee schedule. <br />5. A site and building plan review must be completed for both of the commercial <br />lots prior to any commercial activities on those sites. <br />6. All existing structures must be removed prior to the approval of a final plat for <br />any portion of Phase 1. <br />7. 4.08 acres of commercial MUSA is here by allocated to the commercial <br />portion of the site. <br />8. 20.7 acres of residential MUSA for the year 2006, and 20 acres of residential <br />MUSA for the year 2007 are here by allocated to the residential portion of the <br />site. <br />
