Project No. 2005 -447 -M <br />RLK- Kuusisto has completed a preliminary analysis of traffic impact of the proposed Pine Glen <br />Residential /Commercial mixed -use development in Lino Lake, Anoka County, Minnesota. This <br />memo provides a summary of the assumptions, procedures and results of the preliminary <br />analysis. <br />Introduction <br />23, LLC proposes to create a 79 -unit single family subdivision with two commercial /retail lots <br />adjacent to County State -Aid Highway (CSAH) 23 (Lake Drive). The total amount of <br />commercial land use expected is 15,000 s.f., all of which is expected to be categorized "Specialty <br />Retail," per the Institute of Transportation Engineers classification scheme. <br />The proposed site is bound on the west by CSAH 23, on the north by existing single family <br />housing and James Street, and on the south by existing single family housing and Lois Lane, <br />extending approximately 3/4 mile to the east of CSAH 23. The site location is illustrated on <br />Figure 1, "Vicinity Map." All figures and tables are included at the end of this memo. <br />Access to the site is proposed via one primary entrance, and connections for three future <br />secondary accesses are planned. The primary entrance, on CSAH 23, is assumed to handle all of <br />the traffic from the development.
