Green Area <br />The LI (Light Industrial ) zoning district requires that impervious surface coverage not exceed 85%. . Plans <br />currently show a total of 5.9 acres of impervious surface within the 8.9 acres of land equaling approximately <br />66% impervious surface coverage. Well within the allowable standards. <br />Access /Circulation <br />Access to the site is via two exit/entry drives from Apollo Court. Staff has reviewed access to this site and all <br />the other lots within this industrial park as a part of the minor subdivision that created this lot as well as the <br />Apollo Court street alignment. The applicant has submitted an exhibit that clearly depicts proper truck <br />circulation for the site. <br />The cul -de -sac depicted is within a temporary road easement that was granted as part of the minor subdivision <br />that created this lot. The city is requiring full right of way dedication or permanent roadway easements for the <br />entire length of Apollo Court. This will be worked out with the applicant and shall be shown correctly on <br />revised plans prior to this item being heard by the City Council. <br />Apollo Court will also need to be completed to city standards prior to it's acceptance by the city, this includes <br />the entire length of Apollo Court of which none has been accepted by the city at this point. <br />Pedestrian Circulation <br />*Minimal sidewalks are provided within the site due to the use of paving adjacent to many of the building's <br />doors. The exception is the access from the parking areas to the main entrance. <br />Lighting <br />The photometric lighting plan submitted is in conformance with the standards of the zoning ordinance; <br />however, the fixtures included do not meet city standards for shoebox, downcast lighting.
