• <br />• <br />• <br />Growth Management Issues <br />Lino Lakes has a growth management policy that limits the number of new housing units <br />to be platted each year. We have nine units left unclaimed for year 2006 and 82 for 2007. <br />If we need infrastructure and development would provide it, we would need the <br />development to occur. <br />One question we have not faced is how to count assisted living units, which generate little <br />traffic, wastewater, and other infrastructure impacts. <br />Development Proposals <br />Several landowners in the area want to develop their properties. Staff have had several <br />discussions with both of these developers throughout the planning process for the 49/J <br />study project. Because the infrastructure issues are not yet resolved, these developers <br />have not submitted development applications. <br />We have met with other landowners as well to discuss the potential for planning future <br />development on their properties. Two developments in particular are ripe. <br />The Jensen family owns the 17 acres north of the northwest corner of Hodgson and CR J. <br />They are working with a developer to create a senior complex that would include several <br />types of senior housing such as independent living townhomes and cottages as well as a <br />larger building with assisted living units. We have included some material from this <br />developer with this packet. Please note that this material was created by the developer <br />and has not received official or unofficial endorsement by the City. <br />The property owners of the northwest corner of Ware Rd. and CR J are interested in <br />creating a new townhome neighborhood. <br />RECOMMENDATION <br />Staff is seeking comments from the P & Z. <br />
