Planning & Zoning Board
December 14, 2005
Page 8
outside of the MUSA. Their intention was to put up some townhomes on the property.
He noted the log home would stay on the property and they wanted the development to fit
into the theme of the log home. He indicated they understood the need to work together
and plan for the orderly expansion of the utilities, as well as the access point onto County
Road J. He noted they were getting close to coming in with an application. He noted
they would continue to work with staff.
Mr. Laden noted there was a lot of green space the City has guided for greenway. He
asked if this would be handled as a conservation development. Mr. Black responded it
would not, but it lended itself toward natural open space.
Mr. Laden stated the trail plan looked like there was a trail going through this property.
He asked if that was correct. Mr. Black replied the trail went north of the property.
Wayne Brunn, Brunn Construction, stated when they purchased the property it was the
intention that his brother would live in the log home that was currently on the property.
Mr. Tralle expressed concern that they were adding additional townhomes in the area.
He asked when would they reach their saturation point. Mr. Black responded the area
was guided for medium density residential, so they were following the comprehensive
plan. He noted it was also a matter of affordability and townhouse living offered an
affordable alternative for a number of people.
Mr. Brunn stated he believed what was driving the townhome market nationwide was the
lifestyle changes and people wanting the carefree living, as well as the convenience of
living in a townhome. He stated they did not envision these townhomes as being a starter
home.
Mr. Tralle stated he was concerned about the ability of his children being able to live in
the community because it was not affordable.
Chair Rafferty noted this was a conceptual study only and until specifics are detailed and
this was brought forward to them, they needed to realize this was only an idea. He
indicated they needed to have additional direction from staff.
Chair Rafferty recessed the meeting at 9:22 p.m. and reconvened the meeting at 9:28 p.m.
B. Rehbein Transit Addition
Mr. Pogalz stated the intent of the structure was to keep snow and ice off of equipment,
but he noticed that had not been completed and he asked for an update. Mr. Bengston
stated this has not gone to the City Council yet because they were waiting for a lighting
plan. He noted he would obtain a status from Rehbein and give an update at the next
meeting.
C. Requiring sidewalk in subdivisions
Postponed to a future meeting.
•
•
