• <br />Planning & Zoning Board <br />December 14, 2005 <br />Page 7 <br />The property owners of the northwest corner of Ware Rd. and CR J are interested in <br />creating a new townhome neighborhood. <br />He requested comments from the Planning and Zoning Board members. <br />Mr. Nelson stated if the intersection was widened, what would happen with the existing <br />businesses. Mr. Smyser responded additional right -of -way would be needed, but exactly <br />how much or where, they did not have any of that information yet. <br />Mr. Laden inquired about the liquor store and the insurance company. Wendy Fritz, <br />representing the developer and the Jensen family, responded they have spoken with <br />everyone who was affected by this who have both indicated they would be interested in <br />going into the new retail buildings. The developers should have a purchase agreement <br />with the insurance company next week. <br />Mr. Laden stated he did not want a retail development go in that did not face Hodgson <br />and he believed the City made a mistake with the Spirit Hills development by not facing <br />it on Birch. <br />Mr. Laden stated it would be nice to have the retail development buildings up close to the <br />street. <br />Mr. Nelson asked if the entire development would be for seniors. Wendy Fritz replied <br />that was correct. <br />Mr. Nelson stated this was an exciting proposal and he liked the proposal. <br />Mr. Tralle stated he liked this a lot and he believed they would offer a service that was <br />needed in the area. <br />Mr. Hyden thought this was great and he was excited to see it completed. <br />Mr. Pogalz stated a lot of things needed to get "ironed out ". He stated he believed they <br />could work with this, but they needed to see the next step. <br />Mr. Laden stated he was excited to see this both for the retail aspect and the residential <br />aspect. He liked the concept plan and wanted to see something going in on that corner. <br />Chair Rafferty stated the idea of moving forward with something was good and it was <br />time to do that. The road improvements would need to worked on with the City. He <br />stated he did not want to see a "big box" on the corner. <br />Mr. Laden thanked City Staff for being proactive on this corner and indicated it was good <br />to see this type of proactivity. <br />Mike Black, Royal Oaks Realty, representing Brunn Construction, who owns the <br />northwest corner of Ware Road and County Road J, stated Mr. Brunn bought the property <br />in summer 2004 and they approached the City in fall 2004.
