The proposed development application conforms to performance standards herein <br />and other applicable City Codes. <br />The site meets zoning requirements and, with compliance with the conditions of <br />approval, meets all performance standards. <br />d. Traffic generated by a proposed development application is within the capabilities <br />of the City. <br />e. The proposed development shall be served with adequate and safe water supply. <br />f. The proposed development shall be served with an adequate and safe sanitary <br />sewer system. <br />g. The proposed development shall not result in the premature expenditures of City <br />funds on capital improvements necessary to accommodate the proposed <br />development. <br />The site will be served with municipal water and sanitary sewer service. Traffic <br />generation was reviewed with the Millers Crossroads development and road <br />improvements have been made to accommodate the development. No capital <br />improvements by the City are necessary. <br />h. Will not involve uses, activities, processes, materials, equipment and conditions <br />of operation that will be detrimental to any persons, property, or the general <br />welfare because of excessive production of traffic, noise, smoke, fumes, glare, or <br />odors. <br />i. Will not result in the destruction, loss, or damage of a natural, scenic or historic <br />feature of major importance. <br />The uses will not create any negative impacts on surrounding property or natural or <br />cultural resources. <br />Conditions specific to Accessory drive - through facilities: <br />a. Not less than one hundred twenty (120) feet of segregated automobile stacking <br />must be provided for the single service lane. Where multiple service lanes are provided, <br />the minimum automobile stacking may be reduced to sixty (60) feet per lane. <br />b. The stacking lane and its access must be designed to control traffic in a manner to <br />protect the buildings and will not interfere with on -site traffic circulation or access <br />to the required parking space. <br />c. No part of the public street or boulevard may be used for stacking of automobiles. <br />The design provides over 120 feet of stacking. The design provides a separate drive <br />through that does not interfere with the parking lot circulation or access and does not <br />stack out onto a public street. <br />• <br />
