• <br />AGENDA ITEM V.B. <br />STAFF ORIGINATOR: Paul Bengtson <br />P & Z MEETING DATE: May 10, 2006 <br />TOPIC: Final Plat <br />Pine Glen <br />BACKGROUND <br />23 L.L.C. has requested approval of a residential development called Pine Glen. The plat <br />includes 35 residential lots, 2 commercial lots, and five outlots. The subject property is located <br />east of Lake Drive approximately 650 feet south of Main Street. <br />The final plat generally conforms to the approved preliminary plat layout as approved by the <br />City Council on November 28, 2005. However, the phasing that was previously approved is <br />being requested to change. Instead of completing the western portion of the site the first year <br />and then following up with the eastern portion in 2007, the applicant is proposing to switch them. <br />This proposal will have the following effect: <br />This type of adjustment does not require any sort of action beyond approving this final plat and <br />thus approving the phasing plan adjustment. <br />The title commitments have been forwarded to the City Attorney for review and have been <br />determined to be acceptable. <br />Many of the conditions of approval will be addressed as part of the development agreement, but <br />some must be addressed by this plat. Because no homeowner's association will be established, <br />the submittal of documents is no longer applicable in this case. All existing structures have been <br />removed; Lake Drive right of way is dedicated appropriately; a separate 15 foot wide trail <br />easement has been submitted; and a quit claim deed for Outlot E will be required prior to <br />construction. <br />RECOMMENDATION <br />Staff recommends approval of the final plat for Pine Glen. <br />ATTACHMENTS <br />1.
