• <br />Legacy Townhomes, page 5 <br />8. All landscaped and sodded areas must be irrigated. <br />9. All ground mounted utility equipment shall be completely screened from view with appropriate <br />landscaping materials. <br />10. All roof mounted equipment shall be completely screened from view. This screening shall be <br />constructed of materials consistent with those used for the main building. <br />11. The homeowner's association must limit the types of furniture and accessories that can be in the <br />front patio areas of the homes. This limitation should prohibit all folding, non - permanent, non- <br />durable patio furniture. <br />12. The homeowner's association must prohibit the storage of trash receptacles outside of the units at all <br />times except for trash days. <br />13. The mailboxes proposed for the development must be reviewed and approved by staff prior to the <br />issuance of building permits for the site. Such mailboxes shall be screened with complementary <br />materials to those of the main structures. <br />14. The developer is encouraged to wrap the corners of buildings with the patio areas of the end units. <br />15. The final plat for the buildings on the east side of the site, which have drives leading to the garages <br />shall include a limited common element for those drives to prohibit other townhome owners from <br />parking within the drive of another townhome. <br />• 16. The six parking spaces shown on the site plan closest to Town Center Parkway g and Village Drive <br />shall be eliminated and replaced with additional landscaping materials. <br />17. The appropriate access easements for the ponds will be granted to the city for maintenance purposes. <br />18. Sliding windows are prohibited within the Legacy at Wood's Edge project area, all sliding windows <br />will need to be replaced with double hung windows. <br />19. A conservation easement shall be granted to the city as prescribed in the Environmental Board's <br />comments. <br />20. Signs shall be placed to visually delineate the wetland area. <br />21. The landscape plan shall be reviewed by the City's Environmental Coordinator for conformance to <br />the Environmental Board's comments prior to installation. <br />22. Additional landscaping shall be added to the north side of the project to provide a visual and noise <br />barrier between the northernmost building and the freeway. <br />ATTACHMENTS <br />1.
