• <br />• <br />Planning & Zoning Board <br />April 12, 2006 <br />Page 4 <br />Mr. Carlson stated there is an elevator located in the rear of the bldg, but it does not <br />access the roof, therefore the overrun will be below the maximum height. He clarified <br />that the parapet is proposed only on the front of the building. <br />Mr. Rafferty asked why the parapet would not be included in the back of the building as <br />well. Mr. Carlson replied that it would not be visible to anyone from the rear of the bldg. <br />Mr. Bengtson clarified that the intent of the increased front building height is for visual <br />appeal, and that it should be high enough to screen the mechanicals. <br />Mr. Bengtson explained that the site plan has been revised to allow for additional parking <br />spaces for future additions. He noted that the entire site will consist of shared parking. <br />The applicant confirmed that each future phase will be brought back for site approval. <br />He stated that they would have liked all of the buildings on the site to be built at the same <br />time. He added that the hotel is now a Hampton Inn Suites, which is better than <br />previously proposed. <br />Brad Michel, 504 — 77th Street, expressed concern about the building height. He clarified <br />that his property is located to the north of the hotel, and the hotel will directly affect the <br />view from the back of his home. He explained that he was present at the meeting to get <br />more information for himself and his neighbors. He continued that initially the developer <br />stated that the hotel height would be within city ordinances, and now that has changed. <br />He preferred that the hotel would remain three stories. <br />Mr. Michel stated that the height is less of a concern now that he attended the meeting <br />and received clarification on the project. <br />Mr. Pogalz made a motion to close the Public Hearing at 8:00 p.m. and was supported <br />Mr. Tralle. Motion carried 6 -0. <br />Mr. Pogalz asked if the fire department was aware of the increased height request. Staff <br />replied that they receive all applications, and that staff had not received any negative <br />comments from them. <br />Rafferty stated that he likes the idea of the mechanical systems being screened, and that <br />he is not opposed to adding the decorative element across the entire length of the roof. <br />Mr. Pogalz asked the developer if the building would now consist of a pre -cast system <br />instead of wood. The developer replied yes. <br />Mr. Nelson made a MOTION to recommend approval of an Amendment to the existing <br />Conditional Use Permit for the Planned Unit Development. Motion was supported by <br />Mr. Hyden. Motion carried 6 - 0. <br />D.
