Proposed Site Plan and Preliminary Grading and Erosion Control Plan, submitted by McCombs <br />Frank Roos Associates, Inc. dated April 10, 2006. <br />2. Geotechnical Report submitted by Interstate Geotechnical Engineering, Inc dated March 18, 2006 <br />3. Stormwater Management Report submitted by McCombs Frank Roos Associates, Inc. dated <br />September 2, 2005. <br />Preliminary Drainage Review Comments: <br />1. The preliminary geotechnical report concludes that ground water is found between 0 feet to 8.4 feet <br />and has potential to fluctuate upward as much as 3.5 feet to 4.25 feet. It may be difficult to maintain <br />groundwater separation from the storm sewer. Alternative solutions must be provided to maintain <br />groundwater separation. <br />2. The City suggests locating roadway low points to provide emergency overflow routes along side <br />property lines. <br />3. Locate storm sewer on Killdeer Drive in the road right -of -way. <br />4. A 16.5 foot average wetland buffer of native wetland /prairie vegetation is recommended from the <br />delineated wetland edge to the lawn areas. <br />5. Show all storm sewer and pond easements on the plan. <br />6. It appears that the existing wetland high water level indicated on the plan does not include the <br />wetland to the east of Pheasant Run South. Please clarify. <br />7. Indicate the emergency overflow elevation and location of the existing wetlands and pond on the <br />plan. <br />8. Low floor elevations for lots located on Pheasant Run South are required to be a minimum of 2 feet <br />above the 100 -year elevation of the existing wetland. <br />9. Provide storm sewer calculations and a storm sewer schedule for review. <br />10.
