Adequate separation must be provided between tree and hydrant locations. <br />8. See attached letter from Centennial Fire District dated April 18, 2006 regarding the minimum hydrant <br />spacing requirements. <br />Storm Sewer and Drainage Comments: <br />1. Profiles of storm sewer must be provided. <br />2. Details must be provided in conformance with City Standards. <br />3. Access must be provided with adequate easement to the baffled weir and pond areas for maintenance. <br />4. 3'X6' Box Culvert separation from utilities must be addressed across Pheasant Run South. <br />5. See attached TKDA Preliminary Drainage Review dated May 5, 2006 for additional comments to be <br />addressed. <br />Additional Comments: <br />1. A final geotechnical report should be provided to provide site preparation, fill placement, roadway <br />design, and foundation recommendations as well as any settlement estimates. <br />OHWL must be provided for the wetland adjacent to Outlot A, so that standard well setbacks can be <br />confirmed. <br />2. <br />3. All trail and utility easements must be located on plan. <br />4. Legend must be shown on Grading Plan to describe building pad terms. <br />5. Proposed driveway locations must be shown. <br />6. Retaining wall design with calculations must be provided for walls greater than 4 feet in height. <br />7. All necessary permits must be provided to the City. <br />• <br />
