He added that with the location of roof overhangs and the amount of <br />landscaping, the significant amount of runoff will be in landscaped areas. <br />Mr. Tralle commented that he likes the differentiation of lines on the proposed roofs. <br />Mr. Knoth explained that there are two combinations of the building designs. They will <br />be placed so that no facade will be exactly the same as the one exactly opposite across the <br />street. He described that they will have the same architectural styles, but in a different <br />combination of units and colors. <br />Mr. Janes noted that they will mix up colors to the greatest extent possible. Mr. Knoth <br />added that the colors will stay within a five color palette. <br />Mr. Tralle was pleased that the development will look like a neighborhood. He liked the <br />use of color change. He agreed with bumping out sidewalls and windows. He was <br />concerned about gutters. He complimented the applicant on making great strides. <br />Mr. Knoth described that the door surrounds and stoops will be made of precast stone. <br />Mr. Laden suggested that the building differentiation might be stronger if the pitch was <br />the same but the roof height was varied. He agreed with the recommendation for bay <br />windows, pointing out that the guidelines specifically call for a porch, bay window or <br />balcony. He suggested the bays be boxed out as part of the building front only, so the <br />front facade has depth. As for the side gable, he would rather see a bay than a gable. He <br />suggested if there is a bay on the front, maybe one should be on the side as well. <br />Mr. Pogalz questioned what type of concrete would be used on the patios and sidewalks. <br />Mr. Janes replied that they can clarify that at the next meeting. <br />Mr. Janes assured the board that they will consider the comments made and incorporate <br />what they can from their perspective, and bring them to the next meeting. <br />Mr. Rafferty asked if they have done a similar project anywhere else. Mr. Janes replied <br />no they had not. <br />The applicant asked the board for comments on the colors, noting they are willing to <br />work with staff on specific colors. The board agreed that they liked the selected color <br />scheme and appreciated seeing the samples, concluding that the applicants did a good <br />job. <br />Mr. Pogalz asked the applicant if there has been much public interest in the project so far. <br />Mr. Janes remarked that they have received some interest. Mr. Pogalz asked for an <br />approximate price point for the townhomes. Mr. Janes replied these will not be entry <br />level first -time homebuyer units. <br />Mr. Pogalz asked if Hartford will be doing the construction. Mr. Janes replied that they <br />received bids from a number of contractors and will be making a decision in the next 30- <br />DRAFT MINUTES <br />
