The proposal <br />does not provide the right of way for a public street that serves the public need for <br />a safe, planned access on Co. Rd. J serving more than one property. <br />8. Right of way for Co. Rd. J is needed to total 60 feet from centerline. The project <br />plan proposes only 50 feet. <br />9. Co. Rd. J is an arterial road, Ware Rd. is a collector. The minimum setback from <br />arterial and collector roads is 40 feet. The proposal provides setbacks of only 30 <br />feet. <br />10. The additional 20 feet -10 feet of right of way and 10 feet of setback — affects the <br />site such that the proposed layout is not feasible. <br />11.
