Pheasant Stroll Estates Geotechnical Evaluation Report submitted by Braun Intertec Corporation, <br />dated January 17, 2005. <br />3. Pheasant Stroll Estates Wetland Delineation Report submitted by Earth Science Associates, Inc., <br />dated December 15, 2005. <br />• Plat Comments <br />• <br />1. Must meet City setback requirements (40 feet) from County Road J. <br />2. Must meet Anoka County R/W width of 120 feet for County Road J. <br />Sanitary Sewer and Watermain <br />1. A minimum 10' easement must be provided on each side of the utility. <br />2. Utility service locations to be shown on plans. <br />3. Elevation must be raised to provide a minimum of 10' of cover on all sanitary sewer manholes. <br />4. 6" DIP Watermain along Lots 10 — 12 must be upsized to 8" DIP, which is the City's minimum size <br />requirement. <br />Street <br />1. Curb & Gutter must be installed around Temporary Cul -De -Sac. <br />2. "Road to be Extended in the Future" sign must be installed at the western terminus of the Temporary <br />Cul -De -Sac. <br />3. No warped crown allowed on East/West Private Drive @ STA 2 +00. Catch Basin must be installed <br />to collect surface water on the south side of the street. <br />4. Existing driveway access (including culvert) to Ware Road must be removed. <br />5.
